- Establish market rental rate
- Exclusively list and advertise property in MLS and various rental sites
- Schedule property showings
- Thoroughly screen prospective tenants
- Process rental applications
- Prepare and sign lease agreement with selected tenant
- Conduct move-in walk-throughs and move-out inspections
- Collect security deposit and first month’s rental payment and deposit into Landlord’s bank account
- Manage all property repairs including getting quotes for work needed, overseeing repairs, and inspecting property upon completion
- Coordinate evictions including dispossessory and court appearances
- Conduct regular property inspections
- Prepare annual 1099 tax documents
- Handle property tax valuation disputes
- Coordinate property appraisals
SERVICE FEE: ONE MONTH’S RENT PLUS 10% EACH ADDITIONAL MONTH
